Whatever the reason, sagging roofs can be dangerous, as they have the potential to completely collapse, resulting in unforeseen damages.

Dark Spots: Airborne algae, also known as gloeocapsa magma, can develop over time on your roof. This algae feeds on the limestone within your shingles and traps moisture. This can lead to a premature aging of your shingles as well as missing granules. 

Moss Growth: Once moss starts to appear on your roof it can spread quickly, creating a thick layer that traps moisture. When moisture accumulates, it damages your shingles as well as the granules, rendering them ineffective. The mix of moss growth and the absorption of water can result in an unnecessary weight that the roof may have trouble supporting.

Flashing Damage: The flashing on your roof, most likely made from a metal such as aluminum or steel, is essential to keeping potential moisture from getting under the shingles. Typically seen around the base of the chimney, the flashing helps to add an extra layer of protection from runoff. When this is damaged, there is a greater risk of leaks entering your home.
